It does not matter whether you are buying or selling a house, you need some help to do this in an informed way. That will tell you how important these experts can be. They will need to know, not only what things should look like, but also the local and state regulations and building codes.

The inspection is absolutely necessary to identify the condition of the structure before a sale happens. As a seller, you will want to know if there are things you may need to fix in order to satisfy local and state laws. The number of loose elements will be identified and chimneys, air vents and other attachments will be checked.

All appliances will be looked at to determine operative conditions. All faucets in the kitchen, bathrooms and laundry rooms are checked. A decision, based on long experience will indicate the potential life span left in any appliances and other equipment present.

You really need this inspection report, whether you are the seller or buyer. The reasons are that this gives you a fairly complete snapshot of what the house is doing or allowing to to be done. It is the best chance you have of making the case about whether the house is better than listed, for the seller, or worse than that, for the buyer.
